This is particularly important when you are completing a property valuation. It can completely alter the value of your home and ensure that you are able to choose a far greater starting price from day one. 

Once you have found your USP, you can also ensure it takes a key place in your home marketing materials.

Curb Appeal

You need to ensure that you are putting the right amount of effort into the curb appeal of your home. The first impression that potential buyers get is important, and if you make the wrong one you’re going to put them off of the property entirely. The place could have the most beautiful interior, but once they’ve got it into their minds that this house is not for them, that’s it.

So, instead of letting this happen, you’ve got to put some sort of effort into making it look presentable. Keep the grass cut and watered so that it’s a lush green. Ensure that the place looks neat and tidy with some blooming flowers for color. It’s things like this that make a world of difference. 

Repairs

Unless you’re planning to market your property as a fixer-upper, you need to take the time to complete the necessary repairs before you put it anywhere near the market. If you don’t, and it gets found out that you tried to hide problems, you’re going to put people off. Or, if you don’t want to make the repairs, then lower the asking price for the home, but people don’t tend to want to make repairs on a new place, even if they get it for a cheaper price.

Finally, a lot of home buyers will now be on the lookout for homes that are sustainable. This means they will be checking for solar panels or other renewable energy sources. If you want to sell your home then it is worth looking into this to find out how much it would cost you. Don’t forget all additions to your home can increase the asking price, but it needs to balance out. Dor instance, you don’t want to pay $30,000 for solar panels if they will only make you $10,000 on the asking price.
